Released on:2026-10-09

On September 11, a special seminar on “Housing-for-Pension” trusts—hosted by the Shanghai Asset Management Association and organized by Shanghai Pudong Development Bank and Shanghai International Trust—was held at the Shanghai International Trust Overseas Chinese Building. Zhao Wanbing, Deputy Secretary of the Party Committee of Shanghai Pudong Development Bank; Cui Bingwen, Member of the Party Committee, Deputy President of Shanghai Pudong Development Bank, and Chairman of Shanghai International Trust; and Han Kang, Secretary-General of the Shanghai Asset Management Association, attended the event. Attorney Gao Huiyun, Senior Tax Law Advisor at King&Capital Law Firm, was invited to attend the event and delivered a presentation titled “Current Status, Comparisons, and Recommendations Regarding the Taxation of Retirement Trusts and ‘Housing-for-Pension’ Transactions.”

Attorney Gao Huiyun addressed three key areas during her presentation: the current tax regime for retirement trusts and real estate trust pilot programs; a comparative analysis of retirement trust tax systems; and recommendations for the tax regime governing the registration of retirement trusts. In her presentation, Ms. Gao drew upon frontline practical experience to systematically analyze the current tax regimes for pilot pension and real estate trusts, conduct a comparative analysis of institutional arrangements in mature overseas markets, and offer constructive recommendations for the tax regime governing the registration of pension trusts based on China’s actual conditions. Her presentation provided a professional solution that combines an international perspective with practical value for the implementation of “housing-for-pension” schemes, earning widespread recognition from attendees.

In the future, as the supporting systems for pension trusts continue to improve, the “housing-for-pension” trust model is expected to better unlock the value of real estate and contribute to the development of a multi-tiered pension system. The Trust Legal Affairs Center of King&Capital Family Trust will also continue to deepen its expertise in relevant legal and tax practices to provide professional support for the implementation of pension financial innovations.
